Reservations
Reservations are accepted on a first-come, first-serve basis. You must be age 25 or older to make a reservation. There must be 1 adult (age 25 or older) per 3 people under the age of 25 staying in the unit at all times. We reserve the right to make inspections and request ID for verification purposes. All violators of this policy will be evicted immediately and all rental payments will be forfeited.
Reservation Deposit / Service Fee
A reservation deposit of 35% of the total rental charge, plus a non-refundable service fee will be required to confirm your reservation and is due upon reservation confirmation. The service fee includes reservation processing, arrival and departure inspections, damage protection for accidental damages up to $500 (see details under "Damages" heading below), 24-hour emergency service and concierge services. The amount of the service fee varies upon unit. A travel protection policy (see details under "Travel Protection" heading below) is recommended and is optional.
The balance of your reservation is due 14 days prior to arrival. We accept cash, traveler's checks, bank cashier's checks, personal checks with proper ID and credit cards (Master Card, Visa). All account information is encrypted and secured for your protection.
Travel Protection Insurance
Dune Allen Realty is proud to offer our guests one of the best vacation rental protection policies in the industry. The Travel Guard All Seasons Travel Plan can cover you and your vacation investment if and when the unexpected happens. The plan is optional. However, please understand that Dune Allen Realty will at no time provide any refunds for any reason, and that the only refunds available are those through the Travel Guard All Seasons Travel Plan. The policy costs 7.0% of your total room reservation. It is recommended that you purchase the insurance at the time of booking to ensure the best coverage. In addition to protecting your vacation investment, Travel Guard has other advantages including 24-hour emergency hotline and concierge services, plus coverage for emergency medical expenses and transportation. Please note that should you wish to purchase the Enhanced Version of this policy which includes a Cancel For Any Reason benefit, please contact a member of our Dune Allen Realty reservation staff. This is product #008725 and has a cost of 11.2% of your total room reservation and will allow for a 48-hour cancellation window. This will provide refund coverage for 75% of your trip cost and must be purchased within 21 days of your initial booking deposit.
Taxes
All rental rates and non-refundable service and damage fees are subject to Florida state and local sales taxes.
Damages
For the registered guest of a Dune Allen Realty Vacation Rental, damage protection of up to $500 is provided and covers unintentional damages that might occur to the rental unit or its contents during your stay, provided that any covered damages are disclosed to management prior to check-out. This damage protection does not cover damages by pets or willful or gross negligent behavior that results in damages. The damage protection does not include theft of any items belonging to the rental unit or theft or damage of any property owned by or brought into the unit by the guests of that rental unit.
A credit card number will be held and the credit card charged should any damages occur which exceed $500.00. Any damages that might occur that are not covered under the damage protection rules of Dune Allen Realty will be charged to the credit card on file.
Dune Allen Realty will make a complete inspection of the property before your arrival and within 24 hours of your departure. We ask all guests to treat their rental property with good care.
Cancellation
Once your reservation deposit has been received, there will be no refunds given unless you have purchased the Travel Guard All Seasons Travel Plan. There will be absolutely no refunds given by Dune Allen Realty, Inc. at any time, but Dune Allen Realty must be notified by you of your cancellation. In the event you must cancel your reservation, and you have purchased the Travel Guard All Seasons Travel Plan, you must contact Travel Guard at 877-249-5376 to begin your claim. Please regard the Travel Guard All Seasons Travel Plan rules for their cancellation policy.
A $50 fee will be charged for any change of date made to a reservation after the reservation has been confirmed. A change of date will only be allowed up to 30 days prior to arrival date and the new stay must take place within the same calendar year of the original arrival date. At no time will a change of date result in a lower rate. At no time will a change of date result in a refund.
Severe Weather
Refunds for Mandatory Hurricane Evacuations are only given via purchasing the Travel Guard Alls Season Travel Plan.
Check-In
Check-in time is after 4:00 p.m. Central time. If unit is delayed due to unavoidable circumstances, there will be no discount due to a later than normal check-in. Should you require an early check-in, please call and make arrangements - we will do our best to accommodate you. If you expect to arrive after 5:00 p.m., please notify Dune Allen Realty at (888) 267-2121 to arrange for key availability, directions and other instructions.
Check-Out
Check-out time is by 10:00 a.m. Central time. Late check-out may be available for an additional fee. All keys must be returned upon check-out. A lockbox is available at Dune Allen Realty for keys returned before 8:30 a.m.
Pets
We have several pet friendly properties. A maximum of two trained pets are permitted in the pet friendly properties. A $200 non-refundable pet fee will be required for pet stays. Pet owners will be held financially responsible for any damage or additional cleaning that may be necessary due to pets. Dogs are not allowed on the beaches.
Keys
Keys to the rental properties must be returned to Dune Allen Realty upon check-out. There will be a $25 charge for any key that is not returned.
Emergencies
In case of an emergency, please call 911. Dune Allen Realty offers a 24-hour on call service for non-medical, non-hazard assistance.
Occupancy Rules and Regulations
- House parties, weddings and other large events are not permitted in any of our properties.
- Furnishings must never be removed from the property for use outside or in other properties.
- Most properties restrict parking for Campers, Boat Trailers or Motor Homes. If allowed, they must be parked in appointed areas and at no time may be hooked up or occupied while parked on property. Some properties (mainly condominiums, town homes) do not permit vehicles, other than those that belong to guests on their lots because of limited parking space. Please make arrangements with Dune Allen Realty should you plan to bring more than two vehicles.
- Kindly extend consideration to other guests by maintaining reasonable noise levels and hours of activity.
- Please leave the beaches the way you found them. (fill in sand after digging, pick up trash).
- Fireworks are not permitted on the beach.
- Dune Allen Realty property owners set maximum limits on the number of people their respective properties may accommodate.
- For any repairs due to abuse or negligence of property, guests will be held responsible and their credit card on file will be charged accordingly.
- Beach towels are not provided. As no linens or towels are to be removed from the property, we ask that you bring your own beach towels.
- Dune Allen Realty is not responsible for any acts of theft or vandalism, or any damages to any personal property owned by guest on the property during guest stay or personal items left by guest on the property after departure. We will make every reasonable effort to return left items to you.
- Dune Allen Realty serves as the agent for the owner of the rental property.
- The rental property may not be sublet and your reservation may not be transferred to another party.
- Smoking is not permitted in any of our properties. Minimum charge for Ozone Treatment $350.

- No pets are allowed in most Dune Allen Properties. The houses that are pet friendly have a $200 non-refundable pet fee and your credit card will be charged accordingly. A maximum of two trained pets are permitted in the pet friendly properties. Pet owners will be held financially responsible for any damage or additional cleaning that may be necessary due to pets. If you are unsure of what properties are pet friendly, please call Dune Allen Realty at 888-267-2121. Dogs are not allowed on the beaches.
- To avoid additional cleaning charges, please be sure to take out all garbage and place all dirty dishes in dishwasher and turn on. Please be sure to return all keys to our office or drop box on departure. We charge $25.00 per key that is not returned.

In rare cases beyond our control, some vacation rentals may become suddenly unavailable due to unforeseen circumstances. If so, and in the case of a confirmed reservation, you will be notified immediately. Be assured that you will either be moved to a comparable, or to an upgraded property. Your satisfaction is a priority to us.
